House for sale - Lover's Leap

Hello Climbers, I am selling my house in Strawberry CA, on Highway 50. This house is the closest one to Lover's Leap, less than five minutes from the boulders and less than 10 from Lower Buttress and the Hogwild. It also has super easy access to hiking and biking trails, the American river, and backcountry skiing. You can ski right out of the house. It's also 15 minutes from Sierra at Tahoe. This place is a climber's or mountain lover's dream! The house is a 1/1 with an open sleeping loft that we used as a primary, and it sits on a lot that is just under half an acre. Bordered on two sides by national forest. We've made many improvements to the place over the last few years and lived in it full time for about 2.5 years, it is comfortable and ready to go, even in record breaking winters like the one two seasons ago. The county plows the road. I thought I would never sell it, but we needed more space because my wife and I both work from home so we moved into a place nearby. Can the buyer get homeowner's insurance or only California Fair Plan ? |

Hi Gerald, that is a good question. I expect that the Fair Plan might be the only option. We were able to get traditional homeowners insurance when we bought it, but things have changed over the last few years. |

Wow, less $ than I expected. What an amazing location. Have you done the math and looked at permits to see if you can AirBNB it and keep it as an investment? |

I have considered keeping it, but I'm not interested in doing the short term rental thing. I am still considering a long term rental. The short term rental permit issue is tricky with the new County rules, it might be possible to use it as a short term rental but I haven't looked at it closely and don't know if it's eligible. |
