Room for rent in Wilder, VT

Available June 1st (or mid-May) largest bedroom in a 3-bedroom house. Please no couples or pets (caged pets might be fine, but there's already 3 dogs living here!) There are two current roommates, with a dog each. I'll be there occasionally as there's an extra room in the loft area (but not really safe for renters).

About the place: Cute 3 bedroom house with two bathrooms, two showers. Washer and dryer are in the house. All the bedrooms are in the basement, so the rooms stay nice and cool in the summer. Nice backyard, with a pretty good sized deck and firepit. Driveway is big enough for 4, maybe 5 cars. Shared kitchen area, but lots of fun kitchen gadgets to play with. Pretty large living room area, would be happy to exchange furniture if you want to hang on to yours. There is also an attic area for extra storage as well as a small mudroom area in the basement.

About the room: The second room in the house, with a nice closet. There are 2 dressers avaliable, plus a desk and book shelf and I also have a bedfeame and box spring avaliable. 

Close to the post office and Kilowatt Park is basically in our backyard. Minutes from White River Junction and the rest of the Upper Valley.

All utilities are included (internet, electricity, heating, plowing in winter) so rent is a flat fee. There aren't any a/c units, but if that is something you want we could chat about what that would look like price wise.

Looking for a lease anywhere between 6 and 12 months, preferably a year.

Rent per month: $800 plus security deposit to move in.
