Which is a better location to build a rock gym: College or Community

I'm looking at opening a Bouldering gym in either Wausau, WI or Stevens point. They are located within 45mins from each other but their demographics are different. Stevens Point has a large college with a good sized climbing community where as Wausau is a more family/community oriented area with a good variety of recreational activities that would compliment rock enthusiasts. I'd like to search for something in between but I'm afraid if I don't do it in Wausau I'd lose interest from parents for my gym being an after school program prospect for their children. On the other hand, I'm worried that I'd lose the interest of the college based rock climbing group if my gym is over a 30 min drive for them to get there. When I was attending school for my undergrad I had two gyms to choose from that I could easily commute to via bike. I'd like that to be the case for the college students but I don't know which location would be the most profitable.

College kids don't have money, they mommy and daddies money.

Parents only spend money on their kids and their pets.

UW Stevens Point has a climbing wall that's free to students and relatively cheap to the community, so you'd have that to compete with if you built there.

points wall is lacking and it wouldn't hurt to put in a bouldering gym, with good setters it could be a real gem

After school programs for the kiddos is where the money is at, especially in the summer. The reality is, parents see these programs as a daycare of sorts. It's easier to write off the money they spend that way.

The college scene = no business in the summer, but busy at the beginning of the semesters. You'll have new memberships at that time and after a few weeks, a majority will stop coming. If there's already a wall at the campus, you'll only appeal to the core climbers. Some things to think about.

Appleton, WI. Way bigger metropolitan area than Wausau or Point, and absolutely no competition. C'mon this area desperately needs an indoor climbing gym!

I second Appleton WI. We need a climbing gym! The metro population is one of the bigger ones in Wisconsin, and there are no gyms I'm aware of in Oshkosh or Green Bay, besides the little wall in the YMCA.
