Need a rental NEAR DOWNTOWN DENVER

Looks like my wife and I are moving to Denver in a month. Figured I would rather give my moneys to a climber than anyone else.

What we are looking for:

Within 3 miles of 1999 broadway, Denver
2 Bedrooms (1 if the house is big)
Garage
Yard
Allows us to have our cat
Not too crappy, and preferably less than $1000 hopefully more like $700 (I know that's not likely, but I've seen stuff like that on CL).

Really? You have seen stuff like that on CL? You should go ahead and contact them then.

House with yard, garage, allow pet, in downtown Denver for $700-1000, I don't think you can do that without having a roommate or 2.

Yeah, you might need to remove one or two of those requirements if you're looking for something downtown in the $700 price range. What you're describing would be more easy to find in the $1500 price range. Good luck, though.

I own a couple of rentals in Denver. The market is pretty tight right now, especially for someone with pets. In that range you are probably looking more at apartments/duplex's versus a house. Not saying they aren't out there, just maybe not in the best areas. I don't have anything that would fit what you need, but if you want to PM me I'd be happy to discuss neighborhoods where you might find something.

Like I said, you may have to remove one or two of your requirements to hit that price point. I'm not trying to rain on your parade. Just offering you local feedback on what you may be able to find out there.

There are a lot of scams on craigslist. At least the "sweet deals" are. They are easy to spot. After sending them an email they will respond, usually in the middle of the night, saying they are from south Africa.

Thanks for the advice, hopefully we can find something that isn't a scam. I guess I'll have to look farther out. Maybe 5 miles west of town do when the light rail is finished I won't have a horrible commute! I'm only going to be making $2700 before taxes and insurance which gives us around $1600/ month until my wife finds work so I really can't afford much.

I don't think it exists. I guess I could be wrong, but I DID search around for about 3 months looking for exactly the same type of rental....no luck.

At that price range, you're looking for an apartment.

However, i'm not saying you CAN"T find some sweet deal hidden somewhere, but, you'll definitely have to come out here and do a thorough search in person.

I typically recommend padmapper.com for renters--it aggregates rentals from different sites such as Craigslist, Rentals.com, Apartments.com, etc. and presents the results in a very user-friendly display. You can toggle property features such as price point/# of bedrooms/etc., hide results that you don't like, get email alerts, and more.

As folks have said, finding a house with the characteristics/price you've described is going to be pretty tough. You might try considering studios, 1-bedroom apartments, or maybe carriage houses to get most of your ideal property characteristics in that price point.

+1 that what you are looking for doesn't exist unless you are willing to consider much sketchier areas like the industrial part of Baker west of Santa Fe, close in parts of Commerce City, Federal/Alameda area, etc.

Baker has some very small rowhouses that might work, especially the further west you go. Its a great neighborhood.

If It's the commute you're worried about...look at stuff along the exsisting light rail lines. There is a light rail station right outside 1999 Broadway.

I'm not against living in a 'sketchy neighborhood' as long as my wife is safe. I really could care less about my car since it's worth more than I paid for it (according to my insurance company). Commute time is the most important thing and I'll have a free bus/transit pass from my job (one of the few perks).

Is five points that bad? It is within sight of the office building I'll be working at.

Hey Sweagan, I just moved from that neighborhood and can offer a bit of insight. My lady and I were at 19th and Logan St for a little over 3 years. This is few blocks south of the 'five points' area.

To answer your question, it really depends on what you consider comfortable. There is a great social scene and tons of resteraunts within a mile....but there was noise every second of every day, some homeless/transient types roaming about and a fairly congested, city vibe. We were never victims of any crimes but there were several break in's in our building and a few violent crimes in the neighborhood. Even with cameras and layers of security, there were at least a dozen bikes stolen out of our parking garage.

After three years we moved back to Boulder. We enjoyed the city a lot, but at the end of the day, the 'city' just wasn't a great fit for me. Unless you could afford 1500-2k, I'd say find something with a little more room and comfort outside the city and ride the light-rail....Lowry has excellent bike lane access to the city and may be more likely to have something in your range.

In terms of the commute to downtown area I still like the Jefferson Park area of the highlands or even closer to Sloans Lake in Edgewater. You might not be able to get all of the things on your checklist but you might be able to get most of them if you head a little closer to Federal...somewhere near the football field. Good luck!

Thank you Tom, That is good advice especially since I'm coming from quiet, beautiful, Bishop. Lowry might be nice, but I was thinking that I should look towards the NW-West side of town so I have quicker access to the mountains for after work burns.

I think we are going to have go CHEAP, like $700, which means an apartment bldg. Sucks, I was hoping that now that I finally finished all of this school and military I could finally afford a decent place to live. Should have done more internships during the summer instead of climbing!

For this to work you will need a station by where you live and a station by where you work with no transfers in between.
My current drive to work is 15 Minutes. I have a light rail stop a block and a half from my house. When the Western line is finished my commute ( average wait times, not a worst case scenario ) would be 55 minutes. That's never going to work for me, turning 30 minutes into 2 hours is no good. So if you are going to rely on RTD, make sure you investigate your route first.

Justin, That is the area I've been trying to look at. I wish I could input all the data into GIS, that padmapper website works well but appears to only have apartment rentals, which we may have to do but I'd rather have something less communal.

I lived in Philly for almost 5 years so I know what a bad neighborhood is. Now I live in 5 points, 26th/Stout, almost right on the 5 point intersection. When I first moved here 10 years ago there was some open air drug dealing and some burglaries. That's all gone from the central 5 points area. The biggest problem left is petty burglary from the homeless population, shelters are nearby. Incidentally the shelter are full of sex offenders, probably why many are homeless. Most of that can be dealt with by keeping your stuff secure. Seems almost all the burlgaries these days are easy targets, people who have a garage door that "dosen't quite shut all the way, and stuff like that. Over all it just keeps getting better. Tons of families with kids are cropping up all over the neighborhood. What medium to large city do you know of that does not have some crime near its central area?

All of that said, compared to big city crime, no comparison.

I used to live in Capitol Hill, petty crime was much worse there, broken car windows, bike thefts, burglaries and occasional muggings. Stay away from there if you are worried about crime.
